Seeking Partner for Villa with Property in Umbria Italy

Hello, I am looking for a partner(s) interested in living the Italian dream in a villa on 27 acres with an olive grove, small vineyard and so much more.  The investment is 50% of the property purchase price to buy in, and upon my death, ownership will become 100% as my half ownership will go to my partner(s), I am 70 years old.

The property is high in the hills of Umbria with gorgeous views and is set up as a bed and breakfast, an “agriturismo”.  The B&B is for guests exploring Italy, as well as housing for artists taking art workshops and retreats on the property.  The villa is 5,000 sq. ft., with 2 floors, including an owner’s 2 bedroom apartment on the lower floor.

The upper floor has 4 fully furnished, large ensuite guest bedrooms surrounding a living room with a fireplace.

The lower floor has another living room, a chef’s kitchen with a stone oven for baking bread and pizza. There is also a large high ceiling room that was the former restaurant’s table and seating area, much of that room I plan to convert into a large art studio. Serving the lower floor is a large, multi-stall restroom. 

My plans include running the B&B business so you won’t have that work and responsibility.

My partner(s) exclusive residence will be the owner’s apartment, which has stone walls and is part of the main villa on the lower floor. The 2 bedroom apartment is 800 sq. ft., has tile floors, 2 living/dining room areas, one with a fireplace, a kitchen, and a bathroom. The bath has a very cool round tub with shower, sink, toilet and bidet.  In one living/dining area there is an arched glass paneled door leading to a small patio area as shown in the above photo.

There is a 1,000 sq. ft outlying building to finish, that I will use for my residence.  Also to be finished, is a swimming pool that is dug with all the supply lines in place. The current owners have obtained and will be leaving all the materials to finish the project. I have recently retired from working 40 years in the construction field, so I am very handy with construction.

I’m looking for a partner(s) to invest, share and live this dream.  Part of that dream would be to hopefully find someone who values having a versatile art studio suitable for many mediums. Some of the mediums include, painting; watercolors, acrylics, oils and beeswax encaustic, as well as fine art printmaking (I have a 2’ x 4’ press), and 2 kilns for ceramics and glass fusing.  Ideally an artist, or someone who is interested in creating art, or learn to!

The villa is surrounded by 27 beautiful acres with a 300 tree olive grove and vineyard. In addition to producing olive oil and wine, I am planning on growing vegetables, fruits, and flowers in a large garden. The villa, at the end of a cypress tree lined driveway, sits near the top of a hill, and has stunning views of the local mountains, a lake, and the Italian countryside.

I chose the property specifically because it is situated in the middle of a well traveled circle of towns visited by tourists, all an hour away and Orvieto (a tourist town) is half an hour away. Rome is an hour and a half away, and Florence is an hour and a quarter away, the villa is in between them. I feel the location is ideal for exploring Italy. There will be art classes, cooking classes, and in the future I intend to have a recording studio available to visitors.

The plan is that my partner(s) will be buying 50% of the property for an outlay of only $271,197 and will own the property in full after I pass away.  This is a terrific opportunity to enjoy la dolce vita in Italy and to double your investment when you inherit the rest of the villa and property.
